A Modern Masterpiece in Lytham St Annes
From the outside, this single-storey home in Lytham St Annes reveals little of its scale. Set low and composed within its plot, it offers a sense of calm restraint – an approach that makes what lies beyond the entrance all the more striking.
Completed over a three-year journey from autumn 2019 to summer 2022, this extraordinary residence is the result of a close collaboration between a visionary client, Ben Jurin Architecture, and a carefully curated project team. The outcome has been widely celebrated as one of the most accomplished private homes in the UK – bold in ambition, yet timeless in execution.
Reimagining a Coastal Home
The original house on the site dated back to the 1950s, with later additions including a pavilion-style outbuilding. Rather than expanding endlessly outwards, the decision was taken to work largely within the existing footprint, preserving outdoor space while completely rethinking how the house would live.
The brief was uncompromising: to create a contemporary, ultra-luxurious home that felt expansive, light-filled and effortless; a place where architecture, interior design and technology would work as one.
Although the house officially contains four bedrooms, that statistic tells only a fraction of the story. With expansive living spaces, multiple bathing areas, a private gym and swimming pool, and over 13,000 square feet of internal space, this is a home designed around experience rather than numbers.
Architecture Shaped by Light
Light is the defining element throughout the house. Vast expanses of Venetian polished plaster, supporting columns and recessed architectural panels provide a continuous canvas for carefully considered lighting.
From the outset, lighting was conceived as part of the architecture itself; not an afterthought, but a fundamental design material. As the project evolved, so too did the lighting design, introducing colour, depth and subtle transitions that bring warmth and movement to the clean, precise lines of the building.
Majik House worked closely with the architect and electrical team to ensure that every lighting effect enhanced the architecture without ever distracting from it.
Technology That Disappears
In a house of this scale and ambition, technology could easily dominate. Instead, the guiding principle was invisibility.
Controls, infrastructure and equipment are all fully integrated into the fabric of the building, allowing the home to operate intuitively without visual clutter. Lighting, audio, video, blinds and curtains respond naturally, always available but never demanding attention.
This seamless experience is underpinned by whole-home control, ensuring that living in the house feels calm and effortless despite the complexity behind the scenes.
Sound and Vision, Perfectly Balanced
Living spaces flow effortlessly into one another, framed by full-height sliding glass doors that draw in natural light and open the home to the surrounding grounds.
Large-format screens sit comfortably within these expansive rooms, scaled perfectly to the architecture rather than overpowering it. Audio is delivered invisibly, with speakers concealed within ceilings and walls to preserve the clean lines of each space.
The result is immersive sound that fills the house evenly, supporting everything from quiet background music to cinematic viewing, without a single visible speaker breaking the aesthetic.
Living Beyond the Walls
The same level of care extends outdoors. A sunken garden with fire pit becomes an extension of the living space, subtly animated by discreetly hidden audio and lighting. Music drifts gently through planted areas and beneath overhead canopies, creating atmosphere without intrusion.
Sustainability has also been carefully considered. Solar panels generate power for lighting and electrical systems, while air source heat pumps provide heating and hot water, including for the swimming pool — ensuring that comfort and efficiency go hand in hand.
Privacy, Comfort and Peace of Mind
Such a distinctive home demands a sense of security that feels reassuring rather than oppressive. A comprehensive, observed security system protects the property discreetly, inside and out, allowing the owners complete peace of mind.
Every system in the home — from lighting to sound, from climate to security — works together seamlessly, designed to be used instinctively rather than managed.
The Result
This Lytham St Annes home is a powerful demonstration of what can be achieved when architecture, technology and lighting are conceived as one unified vision.
It is a house defined not by excess, but by precision. Not by complexity, but by clarity. A place where everything feels considered, balanced and quietly exceptional — a home that elevates everyday living into something truly special.
