Reimagining a Lancashire Farmhouse for Modern Living

Hidden deep within the rolling hills of central Lancashire, surrounded by uninterrupted countryside and far removed from neighbouring properties, sits a traditional stone farmhouse that has undergone a remarkable smart home transformation.

While its exterior remains proudly rooted in its agricultural heritage, the home that now exists within tells a very different story: one of contemporary architecture, precision lighting, immersive audio and seamless smart home control. Majik House were honoured to be appointed to deliver the intelligent technology that quietly powers this exceptional rural residence.

Blending Heritage with Bold Architecture

Award-winning architects Mason Gillibrand led the ambitious redevelopment, extending the original farmhouse and incorporating adjoining barns to create a striking and expansive family home.

Central to the design is an extraordinary sweeping staircase crafted from oak, glass and steel. Rising through all three floors beneath a glazed roof and exposed timber trusses, the staircase acts as both architectural centrepiece and natural lightwell, crowned by a sculptural chandelier that anchors the space visually.

Majik House Sales Director Jit Mistry oversaw the technology design and installation:

“This was delivered across two carefully planned phases over two years, with the family remaining in residence throughout. The challenge was not only technical but logistical — ensuring every element was installed discreetly while construction progressed around a lived-in home.”

“The contrast is what makes it so special. From the outside it’s unmistakably a traditional farmhouse; inside it’s a beautifully modern home driven by high-performance automation, lighting and AV.”

Whole-Home Smart Living

Majik House designed and installed a fully integrated smart home system across all twelve rooms, centred around:

  • Control4 for whole-home automation and AV control
  • Lutron HomeWorks QS for intelligent lighting and shading
  • Distributed high-definition video and multi-room audio
  • Discreet Sonance indoor and outdoor speaker systems

Working alongside Mason Gillibrand’s lighting design and interiors by Michael Crane Design, every element was carefully considered to preserve the architecture while elevating how the home feels and functions.

A Cinema Room Designed for Escape

One of the home’s standout spaces is the James Bond-inspired private cinema — a room designed to deliver drama without visual clutter.

Minimal in appearance yet rich in performance, the space features a concealed double-width sliding entrance that disappears seamlessly behind the screen wall when open.

Behind the scenes:

  • Dolby Atmos 7.2.2 Sonance Reference speaker system
  • Velodyne subwoofers powered by Arcam AVR
  • Epson 4K UHD projection
  • Acoustically transparent fixed screen concealing front speakers
  • Majik House bespoke architectural lighting integrated with Lutron and Control4

The result is a cinema that prioritises immersion, comfort and clean design — a true private screening experience in the heart of the countryside.

Invisible Technology, Visible Impact

Throughout the property:

  • HDTV and distributed AV in every room
  • Automated blinds and tailored lighting scenes
  • Majik House flush-fit architectural LED fittings
  • Discreet ceiling and wall speakers
  • Centralised control via Control4 remotes and Lutron touch panels

Every cable, rack and component was engineered to remain hidden yet accessible, including one of Majik House’s most meticulously built equipment racks to date.

Respecting the Past, Designing for the Future

This project perfectly demonstrates Majik House’s philosophy: delivering cutting-edge technology in a way that complements architecture rather than competing with it.

What was once a traditional farmhouse is now a refined, high-performance smart home — proof of what can be achieved when visionary design and intelligent systems work hand-in-hand.

Though private and unseen by most, it stands as one of Majik House’s most complete examples of sympathetic integration within a heritage building.
